Princeton Lakes Information

Princeton Lakes Description: 144-acre subdivision containing estate-sized waterfront lots on four private lakes. Ownership of each lot includes a corresponding interest in 60 acres of lakes and common areas. Designed for both those who take their water skiing seriously, as well as those who simply enjoy recreational activities on smooth, uncrowded water.

Lakes: Four interconnected lakes, each custom designed to provide outstanding water skiing conditions. Multi-axis orientation of the lakes ensures smooth water under a variety of wind conditions. Engineered shorelines sloped to eliminate wake backwash. Width and length designed to provide optimal conditions for all of the most common water skiing activities. Four regulation slalom courses and one jump ramp, plus extensive parks, docks and greenbelt areas.

Directions: From Dallas, take 75 North to US 380 in McKinney. East on US 380 10.3 miles to entrance on right. Shopping and amenities minutes away in Princeton and McKinney.

Lake Water Source: Lakes' watershed is designed to capture rainfall in a better than 2 to 1 rainfall capture ratio. Plus, a high-capacity water well provides a constant, reliable source of lake water to ensure plenty of skiing, even during times of drought.

Lot Size: One acre plus, estate-sized restricted home sites. Municipal water system. Lots meet all requirements for individual wastewater systems. Each waterfront lot will have its own cove area for placement of a backyard boat dock with lift.

Access: Concrete-paved streets throughout, built to county and city specifications. Use of lakes and private parks limited to property owners and their qualified guests only.

Deed Restrictions: Residential construction of at least 2,200 square feet with design and materials restrictions tailored to protect the long-term value of the subdivision and the homeowner's investment. Construction may begin at any time, but must be completed within one year of commencement.

Association Dues: Fees for the maintenance and operation of the lakes, facilities and common areas will be assessed by the Princeton Lakes Property Owners Association, a nonprofit group made up of the subdivision property owners.
